In our definition, the difference between a penthouse and a standard apartment begins with four qualities: a position at the building's highest residential crown level, a larger floor area, a distinctive layout and higher ceilings relative to its standard residences. Developers use the name in different ways, so we examine the actual home against those criteria.
The possibilities then depend on the residence and budget. Branded penthouses may offer a particular design identity and service experience; other residences may have a broad terrace or a private pool. Duplex and multilevel penthouses can offer the experience of a double-height living room and create distinct areas for family and guests, sometimes connected by an internal lift.
The home remains part of a shared building, with the associated management and service arrangements. Some penthouses offer a separate entrance or dedicated lift lobby that makes arrival more private. That is a quality to confirm in the plans, alongside how secluded the terrace feels and how the rooms work together.
Villa: private outdoor space and room for family life
A villa offers a different relationship with the home and its surroundings. Its own entrance, a garden or patio and, in many cases, more bedrooms and indoor space can suit families who want room to spread out. Private parking or a garage makes arrival feel separate from the shared circulation of an apartment building.
There is a particular pleasure in opening the living room onto a garden, having children play without an apartment beneath them, or spending an evening around the grill. A private pool, space for music or a generous dining terrace may become central to daily life. These possibilities depend on the plot and design, while noise, alterations and outdoor activities remain subject to local and community rules.
Modern villa communities can also offer the conveniences associated with an apartment development: pools, gyms, sports facilities, children's play areas, landscaped spaces and, in some projects, a spa or places to work and meet. The appeal is the choice between time at home and joining neighbours in shared surroundings, with the actual facilities and access confirmed for each property.
A detached villa can provide considerable privacy, but the position of neighbouring windows, garden boundaries and nearby roads still matters. The size and layout of the home also affect how it is cared for. Pool, garden and building maintenance belong in the ownership budget, particularly if the residence will stand empty between visits.
Townhouse: your own entrance and life within a community
A townhouse can suit buyers who want a private front door, outdoor space and a community setting in a more compact home. Living is often arranged across two or more floors, with a garden, patio or terrace and parking according to the design. It may be a practical choice for a family who values those qualities without needing a larger villa plot.
The main difference between a townhouse and a detached villa is the relationship with neighbouring homes: townhouses are typically attached and share one or more walls. They often have a smaller plot and floor area, and may offer a lower purchase price within the same community, although the particular properties and specifications determine the comparison.
Where villas and townhouses sit within one development, residents may share pools, a gym, parks and other facilities. Access and any charges need to be checked for the particular phase and residence. The word townhouse alone does not establish which amenities are included.
The floor plan matters as much as the overall area. Stairs, bedroom positions, sound separation and the relationship between neighbouring gardens shape comfort and privacy. A well-planned townhouse can provide an appealing balance of personal outdoor space, manageable scale and community life.
